With the creation of their new signature mixed-use redevelopment, Altis Grand Central, The Altman Development Company proposes to complement the Grand Central District’s sense of place while also promoting a more walkable, interactive, transit-friendly neighborhood reflective of Tampa’s vision for tomorrow. Comprising two 6-8 story uniquely designed apartment buildings, street front commercial, retail, outdoor cafes and luxurious residential amenities, Altis Grand Central will be the catalyst for a redevelopment renaissance to the Grand Central District – honoring its past while securing its future.

✓ Altis Grand Central design incorporates the best attributes and features from some of Grand Central’s iconic landmarks including The University of Tampa, First Baptist Church, and First Church of Christ, Scientist, into a signature community that will honor and complement the Grand Central District neighborhood’s golden era.
✓ Altis’ design includes wide sidewalks, and more open space for pedestrian and bicycle traffic as well as landscaping along Grand Central Avenue.
✓ We will convert the well-known “Bryn-Alan” portrait studio building at 502 Grand Central Avenue into retail space that includes outdoor seating.
The design of Altis Grand Central promotes walkability and the promise of a more transit-oriented and environmentally friendly urban neighborhood.
✓ Altis Grand Central will be constructed of 100% reinforced concrete, with residence buildings varying in height between 6 and 8 stories. With a focus on recognizing Grand Central’s architectural history, Altis’s design incorporates brick veneer, ornate metal railings, and panels, standing seam metal roofs, time-honored window fenestrations, metal canopies and awnings, and themed lighting.
✓ Altis will spur a renaissance of walkability in the Grand Central District by creating a signature live/work/play destination as a result of a mixture of uses.
✓ Aesthetic design extends beyond Altis to the Grand Central District, including the addition of Grand Central Avenue and Snow Park streetscape and landscape improvements, themed street lighting, and the burying of overhead utility lines along Grand Central Avenue.
✓ With approximately 9,750 SF commercial/retail space, Altis’ design includes a new expansive public plaza along Grand Central and increased open space.
✓ Retail bays will also be located along Cedar Avenue with plans for covered walkways to retail spaces from the garage.
Walkability, Transit-Oriented & Environmentally Friendly
Altis Grand Central will further promote walkability and the promise of a more transit-oriented and environmentally friendly urban neighborhood.
✓ Altis will spur a renaissance of walkability in the Grand Central neighborhood by creating a signature live/work/play destination as a result of a mixture of uses.
✓ With approximately 9,750 SF commercial/retail space, Altis’ design includes a new expansive public plaza along Grand Central and increased open space..
✓ Truly successful walkability requires several factors, including adequate residential supply, wider sidewalks, interesting public destinations, and shade. Altis Grand Central checks all the boxes.
✓ Altis will also feature public gathering places with greenspace and casual seating areas and benches, as well as landscaping with pedestrian cover, bike racks and public bike “fix-it” stations.
✓ We will make needed improvements to the Cleveland Street HART bus stop – encouraging transportation options to all neighborhood destinations.
✓ Altis will be green friendly – LEED Certificated construction and will contain public and private electric car charging stations within specially designated spaces of the parking area.
✓ Pet courtesy stations will be placed at strategic locations around the community.
Higher-density residential development within the Grand Central District is consistent with the City of Tampa comprehensive plan, the City’s Invision Tampa plan and the Urban Land Institute’s (ULI) recommendations for downtown Tampa.
✓ Many recognized planning experts such as Jeff Speck, author of Walkable City: How Downtown Can Save America, One Step at a Time, cite adequate residential supply as the key fundamental catalyst for a walkable neighborhood.
✓ Tampa needs residential housing in it’s urban core. The University of Tampa has experienced explosive growth and the demand for additional nearby housing exceeds supply.
